Hardcoded Industry Logic

The Problem

A unit's real status — available, booked, sold — usually lives in a shared spreadsheet.

Generic CRM software tracks leads and deals, but has no concept of a sellable unit, a site visit against a specific apartment, or an installment schedule tied to a booking. Developers and brokerages end up managing unit inventory in a spreadsheet that's one accidental overwrite away from double-booking a unit.

Unit inventory status (available/booked/sold) is tracked in a shared spreadsheet, prone to conflicting edits.
Site visits are scheduled by phone, with no link back to which unit a prospect actually looked at.
Installment/EMI schedules for a booking live outside the system that tracks the client relationship.
How It Works

From listing to visit to booking

Each step is a real module — booking a unit actually locks its inventory status, it isn't just a label.

Step 1

List the unit

Apartments, villas, plots, or commercial units per development, with area, price, and status tracked per unit.

Step 2

Schedule the site visit

A prospective buyer's visit is logged against the development and, optionally, a specific unit — with feedback captured after.

Step 3

Book the unit

Booking a unit automatically flips its status to Booked and blocks anyone else from booking the same unit — a real constraint, not a convention.

Step 4

Track the payment schedule

Installments with amount and due date, each markable as paid — the booking's real EMI progress, visible at a glance.

Use Cases

Where this shows up in your day

Sales Teams

Need to know instantly whether a unit is still available before promising it to a buyer.

Booking a unit really does lock it — no double-booking by accident.

Site Managers

Need a record of which units prospects actually visited and what they said.

Site visits log directly against the unit and the client.

Finance

Needs to see how much of a booking's total price has actually been collected.

A real installment schedule, not a side spreadsheet of EMI due dates.

Developers

Run several developments at once and need each one's inventory kept separate.

Every unit, visit, and booking is scoped per development (Project).

Walkthrough

From listing to sold, one unit's story

1

A unit is listed under a development: unit number, type, area, and price.

2

A prospective buyer schedules a site visit against that specific unit; feedback is logged afterward.

3

The buyer decides to book — the system checks the unit is still Available, then flips it to Booked, blocking any other booking attempt.

4

An installment schedule is set up: booking amount now, two more payments due over the next two months.

5

As each installment is paid, it's marked paid — and when the booking is marked Completed, the unit's status automatically becomes Sold.
